A property survey is a professional inspection to survey the property condition which identifies any potential problems to the buyer. It is completed by a surveyor who carries out and prepares a report based on what they have found.There are three levels of surveys that can be undertaken and it is also a legal requirement for any landlord to have these completed. All of our surveyors are RICS and RPSA Accredited.

Is a Home survey worth the Cost?

Our team of top surveyors believe the fundamentals to having a survey is to make you aware of potential pitfalls with the property. The level of detail contained within our surveys depends on which option you select. However, choosing not to have a survey may mean that you uncover bigger problems later down the line. So whilst having a survey may cost you in the short term, it could benefit you from unexpected costs in the future.

RICS Home Survey Level 1

The Level 1 Survey is a property assessment that offers a summary of the property’s condition, highlighting any visible defects, and providing a condition rating that denotes the overall state of the property. This survey does not provide advice or valuation and is primarily suitable for standard or newer properties.

RICS Home Survey Level 2/ RPSA Home Condition Survey

The Level 2 Survey is the recommended choice for most properties as it covers everything included in Level 1 while delving deeper into the property’s condition. It highlights any problems that may affect the property’s value and provides advice on ongoing maintenance and repair issues. This non-intrusive survey may recommend further investigation where a suitable conclusion cannot be drawn by the surveyor.

RICS Home Survey Level 3

The Level 3 Survey is the most thorough type of property assessment, suitable for older or unusual properties in poor condition. The surveyor conducts a comprehensive investigation, identifying hidden defects and associated risks, and diagnosing the probable cause of any issues. The survey provides detailed advice, estimated costs and timescales for rectifying defects, where practical.

How long does a property Survey take?

The amount of time a property survey takes is dependant on the level of survey you choose and naturally the size of the property. For example, a basic Level 1 survey may take only an hour to complete compared to a mid range survey which could potentially take three hours.

Once the survey is completed, we aim to get the report over to you within one week. Dependant on the complexity of the report.

Frequently asked questions

The property you are thinking of purchasing should be available for viewing at the discretion of the vendor or Estate agent acting on their behalf. You will need to confirm dates and times of inspections between both parties.

The Home Survey report (dependant on Level of survey) is designed to identify issues with the property, either cosmetical or more serious. The report is a photographed document with annotations to highlight the issue with notes on this below. 

Our aim is to send over the report within 5 days of the visit. Sometimes on Larger houses or commercial units, the report can be with you within 5-7 days.

When booking one of our services, we use a safe payment portal where you will be directed to and will be required to pay a 10% booking fee.

When we have visited the property and completed the report, your balance of payment will be due within 48 hours of this.
